          Comment: This means that if the landlord doesn't have permission to sublet, the contract is not valid. This is a standard paragraph because of the Swedish laws.
          The lease will say:
          The validity of the lease presumes that the Landlord has the consent of its landlord/estate owner/housing society or that the rent tribunal communicates consent of a sublet.
          Comment: To ensure your safety, all payments go through Qasa. The tenant receives a rent invoice before payment is due. The landlord gets its payment in time every month from Qasa.
          The lease will say:
          The rent shall be paid in advance by the fifth workday before the end of every calendar month at the latest. However, the first month's rent shall be paid no later than ten days after the first day of the rental period.
          Comment: The security deposit is one month's rent and is returned to the Tenant once the contract has expired.
          The lease will say:
          A security deposit will be payed by the Tenant. The security deposit is one (1) month's rent. If (i) this lease is concluded less than ten days before the rental period starts, the security deposit shall be payed within two days after this lease is concluded, and if (ii) this lease is concluded earlier than ten days before the Rental period starts, the security deposit shall be payed ten days before the the rental period starts. The Landlord has the right to claim the security deposit if the Tenant infringes the lease.
          Comment: By accepting this clause, you agree that Qasa handles all payments.
          The lease will say:
          The Landlord assigns all claims (i.e rent payments and security deposit) on the Tenant emerged by this lease to Qasa AB (reg.no. 556966-3734), under the terms stated by Qasa's Terms of Service (including Qasa:s Invoice terms) from one time to another. The Tenant confirms and accepts what has just been stated.
          Comment: This is to make sure that the lease is between the landlord and the tenant.
          The lease will say:
          The Tenant may not assign its rights or obligations according to this lease without the Landlord's written consent prior to the assignation
          Comment: The tenant has to treat the home with care, this is should be "obvious" but just to make sure it is followed, it's in the lease.
          The lease will say:
          The Tenant is obligated to replace all damages that emerge due to actions or negligence of the Tenant, the Tenant's guest or any other person that the Tenant is responsible for. The Tenant is held liable for fire damage that it didn't cause only if the Tenant has lacked adequate care or supervision.
          Comment: If something unforeseen happens with the home during the lease, the landlord has to be contacted as soon as possible.
          The lease will say:
          If a damage or defect occurres that needs to be taken care of immediately to prevent serious consequences, the Tenant is obligated to tell the Landlord right away. The Landlord should be notified of other damage or defect without excessive delay. If the Tenant neglects to notify the Landlord as said above, the Tenant will be held liable for any damage caused by the negligence. This also applies to the case of pests in the Rental object.
          Comment: This means that you agree with Qasa's user terms and associated terms. We have tried to make the terms as fair as possible but we still recommend you to read them before signing this lease.
          The lease will say:
          Both parties confirm that what is stated in Qasa AB (reg.no. 556966-3734) Terms of Service (and related terms such as Invoice terms etc.) shall be practiced on this lease.
          Comment: This says that you should take care of the home. Simple.
          The lease will say:
          The Tenant undertakes to keep the Rental object and its property well maintained during the rental period.
          Comment: Don't only look after yourself and your home, look after your new neighbors and your new neighborhood as well.
          The lease will say:
          The Tenant undertakes to only use the Rental object in a way that does not disturb the people who live or operate in the surrounding area to a point that impairs their working or living environment in an intolerable way.
          Comment: Again, look after the home and its surroundings.
          The lease will say:
          The Tenant undertakes to while using the Rental object also be aware of everything required to maintain its wellbeing, order and condition within the property. Therefor the Tenant undertakes to follow all rules regarding the property and follow instructions regarding stairwell cleaning, gardening, garbage disposal etc. The Tenant also undertakes to keep the Rental object well maintained.
          Comment: Standard clause that basically says both parties have signed the same thing
          The lease will say:
          This lease has, the same date as stated initially, been drawn up in a number of identical originals.
